Title

AN ORDINANCE approving the purchase of property by the King County executive located at 710 Second Avenue, Seattle, in council district eight.

Body

STATEMENT OF FACTS:

1.  The facilities management division determined that the county should purchase the 336,000-square-foot office building known at the Dexter Horton Building located at 710 Second Avenue, Seattle, Washington.

2.  The department of public defense currently occupies an 86,988-square-foot leasehold in the building at an annual cost of $4,106,364.  The department of public defense has an immediate need for additional space.  After reviewing existing space needs for the department of public defense, the facilities management division determined that purchasing the Dexter Horton Building would resolve existing department of public defense space issues with the added benefit of reducing costs to the county.

3.  The building is located near the Pioneer Square Neighborhood of downtown Seattle and is currently in use as an office building, and will continue to house the department of public defense and will include other county agencies in the future.  Many clients of the department of public defense and other county agencies are indigent; many also need to use public transit in order to access services and need close access to other county buildings including the courthouse.

                     BE IT ORDAINED BY THE COUNCIL OF KING COUNTY:

                     SECTION 1.  The executive's proposed purchase of property located at 710 Second Avenue in Seattle is approved as substantially provided in the form of the real estate purchase and sale agreement attached hereto as Attachment A to this ordinance,

and the executive should take all actions necessary to implement the terms of the real estate purchase and sale agreement.
