Title

AN ORDINANCE relating to the sale of the property located at 103XX SW 188th Street, Vashon, Washington, in council district eight.

Body

STATEMENT OF FACTS:

1.  The facilities management division declared the property located at 103XX SW 188th Street, Vashon, Washington, located within council district eight, surplus to its needs on September 29, 2016.

2.  The facilities management division offered the property to other county agencies on October 6, 2016, and received no interest.

3.  The facilities management division found the property unsuitable for affordable housing development on October 28, 2016.

4.  The facilities management division declared the property surplus to the current and future foreseeable needs of the county on December 8, 2016.

5.  The property was marketed through a negotiated sale in accordance with K.C.C. 4.56.100.A.2.

6.  The county executed the purchase and sale agreement on December 14, 2016, in the amount of $500,000.

                     BE IT ORDAINED BY THE COUNCIL OF KING COUNTY:

                     SECTION 1.  Findings:  The sale of this property through a negotiated direct sale is authorized under K.C.C. 4.56.100.A.2 because unique circumstances make the sale in the best interests of the public.  Unique circumstances are present because the county is only able to purchase the historic Mukai Barreling Plant property if the owner, Zellerhoff Construction, Inc., can acquire and relocate the business to this property.

                     SECTION 2.  The executive is authorized to convey the 103XX SW 188th Street parcel to Zellerhoff Construction, Inc. consistent with a purchase and sale agreement

substantially in the form of Attachment A to this ordinance, and to take all actions necessary to implement the terms of the purchase and sale agreement.
